Property Preparation
The property should be clean and decluttered with all lights working. Make beds, remove personal items from counters, hide trash cans, and ensure all rooms are accessible. Close toilet lids, open blinds for natural light, and turn off ceiling fans. Check out our detailed Pre-Shoot Checklist for complete preparation guidelines.
No, you don't need to be present. I have Supra access, so I just need the CBS code to enter the property. Please ensure the property is prepared according to our checklist, any alarms are disabled, and let me know about any pets or special access requirements.
Occupied properties photograph beautifully when properly prepared. The key is decluttering personal items and organizing spaces before the shoot. Please note that I do not move or stage any items during the shoot due to liability concerns. If you'd like furniture virtually removed or updated, ask about our virtual staging services.
Services & Pricing
We offer HDR photography, aerial drone photography and video, 3D virtual tours, 2D and 3D floor plans, virtual staging, virtual twilight conversion, and property videos. Packages can be customized to fit your specific needs. Visit our Services & Pricing page for details.
A standard residential shoot takes approximately 45-90 minutes depending on property size and services requested. Larger properties, virtual tours, or comprehensive packages may take longer. Drone photography typically adds 15-20 minutes to the session.
Each photography session is unique and requires dedicated time, equipment, and expertise. Our pricing reflects the value and quality we deliver for every property. We do not offer volume discounts or promotional pricing.
I use professional-grade Sony mirrorless cameras with wide-angle lenses specifically designed for real estate photography. For aerial work, I fly a DJI drone equipped with a high-resolution camera. All images are processed using industry-standard HDR techniques for optimal exposure and color accuracy.

Drone & Aerial
Yes, I am FAA Part 107 certified for commercial drone operations. All flights are conducted in compliance with FAA regulations. I carry liability insurance for all aerial operations.
Safety is our priority. If weather conditions (high winds, rain, low visibility) or airspace restrictions prevent safe drone operations, we'll reschedule the aerial portion at no additional cost. Interior photography can usually proceed as planned.
Yes, some areas have flight restrictions including near airports, military bases, and certain controlled airspace. We check airspace regulations before every flight and will notify you if there are any limitations for your property's location. In some cases, we can obtain authorization for restricted areas.
